· We Do Not Offer Rent To Own, Owner Financing,
or a Lease with an Option to Buy
As a rule, Southern Homes is not able to hold homes off the market for someone.
The only exceptions to this rule are:
1. Your application has been approved
2. You pay your full security deposit
3. You have signed the lease
Then, and only then, can we can hold it for up to two weeks
prior to your scheduled move in date.
**If you fail to move in at your appointed time, pay your rent, or back out of the lease agreement, you will lose your deposit and the home will go back on the market for someone else to lease.**
Please do not ask us to make an exception to this policy.
All Rental Properties Require Security Deposits.
Security deposits are the same as the monthly rental amount.
*Pet Deposits are required where applicable*
You must complete a Pet Screening Online for every animal!
There are no exceptions to this policy.
Service animals are also required to undergo the screening process!
Some properties will accept a pet or a certain types of pet.
Any property that allows pets has restrictions. Restrictions can be by number of pets allowed, size, etc... Each property has their own rules.
*If you get approved for a pet, you must complete all of the requirements in order to maintain the privilege of keeping that pet on the property. This includes deposit and renter's insurance.
*Pet Deposits are required where applicable*
There are no exceptions to this policy. You cannot smoke inside the anywhere in the home! This includes garage, basement and carport.
This also includes vapes. (They leave a staining film.)
*This does include your guests as well!
You can smoke outside of the home or in your own vehicle. If you smoke outside, you are required to dispose of your cigarettes butts in a safe and designed receptacle. Do not toss cigarette butts into yard, driveway or anywhere on the property.
You will be fined if there is any lingering smoke residue or smoke damage that has to be cleaned or restored!
After Pre-qualifying & Viewing the home, if you decide that you want to apply, please fill out an application completely and provide the following items:
1. A valid driver’s license for each adult
2. Last 2 pay stubs from each applicant
3. We must be able to verify your employment
4. We must be able to verify your rental references
*Applications are NOT chosen on a 1st come, 1st served basis.
Decisions are made based on the most qualified applicant.
We will contact you once we have completed your application.
*Once You’re Approved*, we will contact you to schedule your lease signing appointment.
Southern Homes will conduct a background check on every Occupant who is 18 & over. Therefore, each adult in the home must apply
separately as Co-Applicants.
A $50 Non Refundable Application Fee per adult is required when applying.
Please allow 48 to 72 hours to process an application. It may take longer if we are having trouble verifying any of the content.
If we have questions or any trouble with your references,
our team will reach out to you. Please do not call multiple times to check on the application status.
When you apply online, we do ask you if you have seen the home first. We don't want to start your application unless you are serious about applying.
The application fees are Non-Refundable.
You must pay with a source that matches the name on the application or the system will return the payment.
You cannot use Cash Ap, Venmo or any other 3rd party system. You must use your bank or credit card that is in your name!
If it's not, it will also be returned NSF.
If you do not have verifiable rental references or history, if you are under the age of 25 or have a potential other risk factor, you may be required to have a co-signer who does qualify.
Rental References Are Required!
Your rental references cannot be your family members. If you do not have any verifiable rental history, then you may be required to have a co-signer and or an additional security deposit.
If you're a home owner and have recently sold your home, we can use your mortgage payment history as a reference but must be able to verify.
If you recently lost your home in foreclosure, please provide documentation on how much your monthly payments were.
*Your monthly rent must be at least 25% less than what you
have been paying on a mortgage in order to qualify.
This is a question we are asked a lot!
A co-applicant is someone else living in the home over the age of 18 whether they are financially contributing to the income source of the household or not.
A co-signer is someone not living in the home but qualifies for the home as if they were going to live there and they sign to guarantee that they will be financially responsible for you and your lease whether that be for failed rent payments and or damages.
Each person, whether they are a Co-Applicant or Co-Signer, must
pay an application fee and complete their own application.
Once you are approved and ready to lease, we will schedule an appointment with our team for you to come in. (It will need to be during business hours.)
You will be asked to watch a video online about your lease and what is expected. You will also be asked to sign saying that you have viewed the video and understand it. It is a little lengthily but it truly will answer most of your questions. We want you to ask any questions up front before you sign the lease!
Please be prepared to pay your rent and your deposit when coming to your lease signing appointment. You will not receive keys early or be able to start moving in until all of these things are done.
Also be prepared to also get utilities turned on in your name within 24 hours of signing lease and paying deposits to get them in your name.
