Are you looking to rent or lease something in McMinn County or the surrounding area?

We hope to help you find the home that best meets your needs. We hear how driving around looking for signs and talking to multiple landlords can be challenging.

Here at Southern Homes, we have tried to make renting a home a little easier. We have a large inventory of homes for rent ranging from the small one bedroom units up to the larger 4 bedroom houses.  We only manage single family dwellings.

We also manage a few duplexes or townhouses.

Our primary inventory consists of 2 and 3 bedroom houses. They range in price monthly from the smallest units starting at only $450 per month, all the way up to $2000 a month for the larger 3 and 4 bedrooms homes.

Here are some answers to commonly asked questions:

All of our properties are inspected before and after each person moves. 
We conduct a background check on every tenant. 
None of our properties are set up for rent to own or owner finance. 
We do not have short term leasing available at this time.
Our leases are a year long but you can go month to month after the first year. 
We charge a security deposit on every property that is the same as the rent. 
(If the rent is $700 that means your security deposit is too.) 
Your security deposit is held in an escrow account with the company. 

How do I Qualify?

Anyone over the age of 18 in the home must be on the lease.
We do have an application that you will be required to fill out prior to leasing.
There is a charge of $50 per adult, to assist us in our expense of running the background checks.
This fee is charged to us from the company we run our checks through and therefore it is non-refundable.
You must have rental references. If you do not have any, we may require a co-signer.
If you are under the age of 25, you also may be required to have a co-signer.
You need verifiable income. We will ask for copies of your paycheck stub.
We do not base your approval on your credit!
However, you must qualify with income, references, lack of criminal history, and stability.
We also will verify your rental references.
If you have owned your own home, we will verify that as well.
If you have not rented before or recently and you have owned your own home and have lost it, we need to make sure that your rental home is at least 20% less than what you were paying when you defaulted on your own home.
(Such as, if your mortgage was $1000, then you don't to rent anything more than $800.)
