SSouthern Homes just turned 12 years old. But our property manager has over 18 years of property management experience in this area. Building long-term relationships and enhancing your asset values is one of our biggest goals. This is in our approach to everything we do! We are honored to serve the property owners and investors that we do and are ready to welcome in new clients with the same philosophy and goals in mind. Southern Homes has a goal that our job is to be an asset to you and assist you in controlling costs, enhancing your property values, protecting you from potential liability issues, freeing you up to enjoy your life, and protecting your investments for the long term. We want to do this to the best of our ability with integrity, respect, fairness, kindness, professionalism, honesty, and diligence. We take our job seriously and take pride in the work we do for you. Our amazing property management team draws from proven experience, national standard procedures, the latest in technologies, and extensive education. Southern Homes works hard to achieve the best possible service with greater efficiencies that help make your investment properties work better for you. We hope that you will find our staff, team of agents and our services to be more than efficient but outstanding! When you get started, we will go over all of our policies in more detail and answer any questions that you may have.
We do work with outside vendors for a maintenance. We help screen service calls and try to walk tenants over the phone through common situations. The tenants are responsible for all basic maintenance such as cleaning, trash removal, mowing, weed eating, changing air filters, basic pest control, changing light bulbs etc... If anything above a small standard maintenance issue should arise, we will notify you to get permission to move forward. If we are unable to reach you, we do proceed forward if it is necessary or an emergency such as no water, no heat and not air. By law, these are things we must provide to them. We dispatch out vendors whom we have worked with. We would send out anyone you prefer and have noted in your file. We do have them bill you directly.
In addition, we have built an excellent reputation for responsiveness to service; which has helped us forge lasting relationships with a broad range of tenants. Our strength of retaining existing tenants and attracting new tenants is clear evidence of the level of service we provide. Communication is key and we strive to keep that line of communication flowing.
You can take be relieved to know that our experience over the years has made us as strong as we are today and that is an important key to your success with property management. If you ever want to grow your portfolio, we have a team of licensed agents here in our office that we work closely with that would be more than happy to help. There is a shortage of good rental properties in our area and we do need more in our inventory to meet the demand in our communities.
